* With a Saturday or holiday booking we ask that you join us for at least a two-night stay. Single Saturday night stays may be arranged during the off-season at the discretion of the innkeeper. These rates are per night and assume 2 guests per room. A $20/night fee is required for 3 guests staying in the same room. These rates are subject to change without notice. Government rates (one guest per room/no breakfast), AARP discounts and military discounts are available on weekdays only and are not available during the Contemporary American Theater Festival.

* Rooms may be guaranteed with an advance deposit equal to 1 night's stay by credit card or check. The deposit will be applied to the last night's lodging with the balance due at check-in.

* Because we are a small bed and breakfast, cancellations greatly affect us. When you reserve a room, we agree to turn away all other requests for that room and you agree to pay the rate quoted for the number of days you reserve it. If you cancel your reservation less than 7 days in advance for any reason, you are subject to one night's room charge for the cancellation. If you cancel your reservation less than 24 hours in advance, or do not arrive for your reservation as scheduled, you are subject to charge for the entire stay booked.

* Check-in hours are 3:00 PM to 6:00 PM and check-out is 11:00 AM. Late check-in can be accommodated by prior arrangement.

* Smoking and candles are not allowed inside the inn due to West Virginia state fire codes. Both are permitted only in the garden and on the upstairs back porch which overlooks the garden. We must adhere strictly to this policy due to insurance and fire laws; we can smell the smoke even if you open the window in your room and blow it outside. Please don't make us charge you $250 for smoke cleaning or require you to find alternate lodging.

* The inn is not suited for young children. We will gladly accommodate well-behaved children over the age of 12 with adult supervision. Occupancy of any one room is limited to three of any age.

* As the inn is home to two cats, we cannot accommodate guests' pets. Our housecats do not go into the guest areas of the inn; however, you should exercise your own judgment in making a reservation if you are allergic.
